The Lagos State Building Control Agency (LASBCA) has warned property owners and developers against overdensity and unapproved additions, stressing the need to build according to approved plans and applicable regulations.
The General Manager of LASBCA, Bldr. Gbaye Florence, explained that overdensity occurs when a development goes beyond what was approved, including the addition of extra floors, rooms, extensions or other structures.
She stressed that obtaining an initial building approval does not permit subsequent alterations or expansions without the required authorisation. Any proposed modification must go through the appropriate approval process before construction begins.
Bldr. Gbaye noted that unapproved additions could have implications for safety, ventilation, drainage, access, parking, fire safety and structural integrity.
She therefore urged property owners to engage registered professionals when modifying or expanding their developments and warned against relying on unqualified persons for building advice.
The General Manager emphasised that conformity goes beyond obtaining approval; developers must build as approved and obtain proper authorisation before making changes.
She reaffirmed LASBCA’s commitment to promoting early compliance and urged Lagosians to see building regulations as a means of protecting their investments, lives and communities.
